Prices are holding steady. But there is one wildcard that could cost you thousands if you are not paying attention.

There is good news for buyers this spring: inventory is up across SWFL. We are seeing more family homes hit the market than we have in several years. That means more choices for you.

However, the catch is that the best homes in the best neighborhoods are still moving quickly. Homes in top-rated school zones — places like Gateway, Estero, and parts of Cape Coral — often go under contract within days, not weeks. So while the broader market feels more relaxed than it did during the COVID boom years, waiting too long on the right house can still cost you.

The key is showing up prepared. That means having your pre-approval in hand, knowing your must-haves, and working with someone who can alert you the moment the right listing drops.

According to the National Association of Realtors, spring remains one of the most active buying seasons nationally, and that trend holds true here in Southwest Florida as well. 

2. Home Prices Are Holding Steady (For Now)

The dramatic price spikes from 2021 and 2022 have cooled. As a result, prices in the SWFL housing market in 2026 are relatively stable. That is genuinely good news for families who felt priced out just a few years ago.

What does this mean practically? It means your budget goes further right now. A family that budgeted $450,000 and kept getting outbid or stretched to their limit a couple of years ago may actually find a solid home within that range today — especially in areas like Lehigh Acres, North Fort Myers, or Alva.
